Office Location
All check-ins and check-outs take place at our downtown Pismo Beach office:
1677 Shell Beach Rd, Suite 101, Pismo Beach, CA 93449
Before keys or access codes are released, your reservation must be paid in full, and a signed rental agreement must be on file.
Please note: Keys or codes will not be released to anyone under the age of 25.
Keyed & Keyless Properties
Some of our properties are now equipped with keyless entry systems.
If your rental is keyless, you will receive a secure door code instead of physical keys.
- Access codes will be provided after full payment and a signed rental agreement are received.
- Codes are valid only for the duration of your stay.
- For your security, codes are changed between every guest.
If your rental is not keyless, you’ll receive two sets of physical keys at check-in.
Check-In Details
Standard Check-In Time: From 4:00 PM
If someone other than the registered guest will be checking in, they must:
- Be at least 25 years old
- Submit a completed Key Release Form (available on our website)
The Key Release Form must be submitted prior to arrival via email or fax.
Late Arrivals
Late Arrival Times:
- After 5:00 PM (Monday–Friday)
- After 4:00 PM (Saturday & Sunday)
If you’re arriving late, please call our office on the day of arrival for instructions and to receive either:
- A Lock Box code (for properties with physical keys)
- Or your Keyless Entry Code (if applicable)
Late access information will only be provided once full payment and signed documents have been received.

Check-Out Details
Check-Out Time: By 11:00 AM
- For keyed properties: Return all keys to our office. If the office is closed, use the drop box outside.
- For keyless properties: No physical return is needed — just make sure to lock the door behind you when leaving.
A fee will be charged if keys are not returned properly or are left at the property.
Late check-outs must be requested in advance by calling our office the day before your departure and are not guaranteed.
Check-Out Procedures
To avoid extra cleaning charges:
- Remove all trash and place it in outdoor containers
- Wash all used dishes (by hand or in the dishwasher)
- Leave all linens and towels — our housekeeping team will take care of them
- Return all remotes, key cards, and passes (where applicable)
Avoidable Charges: What We Consider “Excessive”
Report any damage immediately upon arrival to avoid being held responsible.
Charges may apply for:
- Trash that exceeds container limits or is left inside/outside the property
- Dirty dishes left in the sink or on counters
- Pet waste (if pets are permitted in your rental)
- Bodily fluids or other hazardous materials
- Excessive carpet staining (e.g., wine, vomit, urine, dirt)
To keep carpets clean for all guests, we recommend removing dirty shoes before entering.
